
Spring: water and drainage
Walk the property after a steady rain. Confirm downspouts discharge away from the foundation, drains are clear and soil has not settled into a channel toward the house. Look for winter damage around exterior faucets, roof edges and walkways.

- Clean accessible window wells and drainage grates
- Schedule cooling-system service before peak heat
- Check screens and exterior caulk
Summer: exterior and safety
Trim vegetation away from siding and mechanical equipment while respecting utility clearances. Inspect decks and stairs for loose fasteners, decay and unstable rails. Test outdoor receptacle protection and have electrical defects corrected by a qualified electrician.
Fall: prepare for cold weather
Clean gutters when safe, service heating equipment, disconnect hoses where freezing is possible and check weatherstripping. Review where the main water shutoff is located and make sure household members can access it.
Winter: observe the building
Cold weather reveals drafts, condensation and ice problems. Note where they occur rather than treating only the symptom. Replace smoke and carbon-monoxide alarms according to manufacturer service-life guidance, not only when the battery chirps.
